FEMA Declared Disaster Areas - Hurricane Florence

Date: September 13, 2018

Re: FEMA Declared Disaster Areas - Hurricane Florence

VHDA expects its lenders to exercise due diligence regarding loan closings in areas impacted by Hurricane Florence and determined to be a disaster area. In addition to applying insurer guidelines as cited below, obtain verification that homeowners insurance is still in place and has not been cancelled by the company. And any additional requirements published in announcements by the agency/insurer must be followed also.

Please refer to insurer policies listed below:

Fannie Mae:

  • Fannie Mae Selling Guide, Section B2-3-05, Properties Affected by a Disaster

  • HUD Handbook 4000.1, Section II.A.7, Paragraph c. Inspection and Repair Escrow Requirements for Mortgages Pending Closing or Endorsement in Presidentially-Declared Major Disaster Areas

  • Please apply HUD guidelines, or contact RHS for guidance

  • VA Lender Handbook, Chapter 13, Section 13.12 Effect of Major Disasters on Notices of Value

Lock expirations caused by disaster delays, please contact Decisions for extensions will be made on a case by case basis.

Thank you for continuing to partner with VHDA.
