The maximum lot size for VHDA financed properties is 2 acres. Effective immediately, exceptions may be made to permit lots greater than 2 acres, but in no event in excess of 10 acres. Lots in excess of 5 acres are ineligible for an MCC. Please refer to the Origination Guide and Program Guidelines for applicable specific requirements.
The lender’s underwriter must render a decision and acknowledge the acreage exception on the Underwriting Transmittal or a memo to the file. Justification for the exception must be included. Generally, a minimum of two comparable properties should support the acreage. No exceptions can be made above 5 acres when the loan is originated with an MCC.
