Income and Sales Price / Loan Limits

 
Our first-time homebuyer loans have maximum income and sales price / loan limits based on the geographic area of the home.

Find exceptions to this guideline, as well as higher income and sales price / loan limits in Areas of Economic Opportunity.

The calculation of maximum household income varies depending on program type.

  • These income limits apply to all Virginia Housing loans.
  • The expanded income limits apply to Conventional, FHA, VA and RHS non-bond programs and there is no sales price limit for these non-bond programs.
  • The sales price limits apply to Virginia Housing bond loans with or without a Virginia Housing Grant or Plus Second Mortgage. The sales price limits do not apply to Virginia Housing non-bond programs.
  • The income limit and sales price limit, if applicable, of the first mortgage applies to the Plus Second Mortgage.
  • Loan amounts that include financed guaranty fees or mortgage insurance premiums plus a Virginia Housing second mortgage, if applicable, cannot exceed Virginia Housing’s sales price limits.
  • Conventional loans follow maximum conforming loan limits.
  • Please check with your Virginia Housing-approved lender to verify income, sales price, and loan limits for your purchase.
